  2. โ€œNever assume just because you are receiving a rent check from your telecom tenant that you are being correctly paid. Thousands of landowners are either underpaid or not paid rents and reimbursable expenses due to negligent or intentional actions or omissions of the telecom companiesโ€; and
  3. โ€œThe true value of your cell tower, roof top or other type telecom ground lease is ultimately not dependent on the value of the property that equipment is located on but the utility of that site to the telecom company leasing your property. When a landowner can arm itself with the ability correctly gauge that utility it will be better equipped to determine the value of any current or proposed leaseโ€.
