The Hillsdale Planning Board has issued approval for a cell tower, located at the Hillsdale Department of Public Works, to be replaced with a taller tower. New Cingular Wireless will replace the current 125-foot tower with a 150-foot tower, which allows for more carriers to utilize the extra tower space. According to NorthJersey.com, “New Cingular will pay the borough $25,200 per year for the space. The new, larger tower also includes space for as many as four other carriers to rent space, though none have been in contact with borough yet.”

It is important that the Hillsdale Department of Public Works has proper representation prior to signing an agreement with the telecom company. In addition to the monthly base cell tower lease rents, they should also be aware of the potential to garner certain additional rent from revenue sharing with the tenant. It is advantageous for a property owner to accurately determine what options a cell phone carrier may have and, more importantly, what value the site will ultimately garner for the tenant in the form of co-locator income during the term of the lease. Vertical Consultants has decades of experience in the industry that allows us to accurately determine what options a cell phone carrier or tower company may have and what utility the site will ultimately garner for the tenant. This knowledge will assist a property owner in obtaining the favorable terms in any lease negotiation, including, but not being limited to, its ability to request revenue sharing from a tenant.
