The truth: If a cell phone carrier wants to lease space on the tower located on your property, they will contact the tower company and not you. Secondly, unless your lease provides for a means that you can share in the rents being charged to use the cell tower, you will not see any real benefit from the additional tenant. Ask any lease buyout company how they can add a tenant to the tower and to back up any claim they make.

Tower companies are also contacting property owners more regularly these days to try to buy not only their lease, but may also be interested in other tower leases as well. These transactions are typically crafted as a simple, one-time payment for a lease in exchange for a long-term or perpetual right to use your property. The tower company will value your lease on what you are being paid in rent, but the real value of your lease is based upon the value of the lease to the cell tower company and the detriment to the cell tower company if they do not secure the lease.

Don’t Fall For Scare Tactics

The one common tactic used by all companies looking to buy your lease is that they all continue to suggest that new technology will cause your cell tower lease to be terminated in the near future, resulting in you being left with no rent and not value. Cell tower leases do have very favorable tenant termination clauses, but most cell tower leases are not at risk of being terminated. Every cell tower lease should not be review based on a macro statement, but based upon the characteristics of your cell tower lease only.
