Cell Tower Lease Experts – On Your Site

How do we get results?

We specialize in working hand in hand with you, the landowner, to help you level the playing field with current or potential telecommunications tenants. Our job is to be an advocate for you every step of the way

Want more specifics about our results?

Many of our past efforts in regard to reconciliation or renegotiation of cell tower leases have resulted in the recovery of tens of thousands of underpaid rent and expenses, as well as immediate increases in rent. In 2016 we averaged an immediate 322% increase in rents for our clients.

Unlike other consulting companies who are only able to focus on one aspect of the telecommunications transaction, we at Vertical Consultants have the experience and knowledge to be able to represent you through the entire transaction.

Speaking of all that expertise and knowledge, here is a quick insight to why we do what we do: Vertical Consultants was formed by a group of telecom, real estate, legal and financial professionals who became increasingly aware that many landowners were being misrepresented when it came to negotiating and dealing with cell phone lease issues.

We are experts in our fields, who have decades of telecom and real estate experience. Our goal is to help you maximize the value of your current lease and at the same minimize any negative terms that impact you or your property.

As stated above, we are aware that there are many pieces to the telecommunications lease puzzle, including legal, real estate and financial issues. Our job is to put the pieces of the puzzle together for you. And remember, at the end of the day, it is all about putting more money into your pocket….”Advice is nice, but results are better”.

CELL SITE LEASE EXPERTS – ON YOUR SIDE

Do you have questions regarding a cell site lease?
We provide answers and more importantly, Results!
The tower companies have experts on their side. Shouldn’t you?

When Vertical Consultants was formed, we strived to establish a company that would provide a different and more effective way to represent cell tower lease landowners.

There are two basic ways in which we do that:

  • We represent landowners who are presented with the opportunity to lease a portion of their land to a cell phone or tower company
  • We also represent landowners who already have an existing cell tower or rooftop lease in place. In both situations, we offer guidance, as well as proven results when it comes to optimizing our client’s lease. Click the button below to continue reading

Cell Tower Lease Map

Jim Cramer, host of CNBC’s “Mad Money,” was very excited to share about one of his new favorite investment opportunities: the cell tower sector of the telecommunication industry.  Cramer’s support is based on the “Growing Demand For Cell Phone Towers,” as well as the “Terrific Business Model” that the telecom companies have developed and executed successfully.

Mr. Cramer explains that this business model is based on the premise constructing a cell tower, and then lease space on that tower to multiple wireless carriers, resulting in “Pure Profit.”

Unfortunately, this “Pure Profit” to which Mr. Cramer refers is often realized only by the tower companies as property owners enter into undervalued lease agreements that continue to depreciate over time.

Mr. Cramer provides a very pointed and insightful characterization of cell tower companies. He states that the companies who own and operate cell towers are basically fulfilling the role of an “Arms Dealer In A Seemingly Endless Battle,” supplying resources to like AT&T, Verizon, T-Mobile and Sprint in growing their customer base.

Mr. Cramer, however, does not mention the significant casualties that result from these wireless battles.  While the telecom companies are waging war to win marketshare and meet customer demands of new technology, they are acquiring financial treasures (billions of dollars annually) as property owners, just like you, become Collateral Damage.

Our job at Vertical Consultants is to advocate for property owners who have existing cell site leases and/or have been approached to lease a portion of their property for the development of a new cell site.

The Vertical Consultants team works to ensure that you get the True Value for the use of your land, not only today, but also throughout the entire term of the cell site lease.

We also put the structures in place to protect you from certain terms within the lease that could potentially have a negative impact on you personally, as well as your property.

Do not be another casualty in the wireless wars. Contact us today to discuss how we can assist you with an existing or newly proposed cell tower lease.

Remember, the cell tower companies have an army of experts on their side. Shouldn’t you?
