If a tower company contacts you, pause before you talk rent.
It’s exciting to get that call or letter: “We’d like to place a cell tower on your property.”
Before you quote a number, confirm whether it’s a real project or just a speculative option.
Two questions that reveal everything
- Do you already have a carrier commitment?
Ask directly if they have a signed agreement with AT&T, Verizon, or T-Mobile. If not, they may only be collecting sites to resell later. - When will construction begin if I sign today?
Long “option” periods often let them tie up your land for years without paying a dime.
If they can’t answer quickly and clearly, you’re likely dealing with a speculator, not a builder.
Understand what you’re agreeing to—before you price it
Every lease hides trade-offs:
- Rights granted: access, utilities, expansion.
- Obligations assumed: maintenance, insurance, liability.
- Rent mechanics: start date + annual escalator (CPI or 3% minimum).
Price your lease based on its unique value to the network, not on what a neighbor gets paid.
Avoid the three classic mistakes
- Signing before verification. Once signed, your property is encumbered immediately.
- Focusing only on day-one rent. Long-term structure and escalators matter more.
- Ignoring relocation and control clauses. They protect your future development options.
Bottom line
Get proof of commitment, clarify start dates, and value the site through the same lens the carrier uses—its role in the network, not local folklore.
