Global Tower Partners – Lease Buyouts

Global Tower Partners (“GTP”) is based out of Boca Raton, Florida, and is the largest privately owned tower operator in the U.S., and the fourth largest independent operator in this sector. GTP owns, manages, or master-leases more than 16,000 wireless sites and over 40,000 miles of railroad rights of way throughout the U.S. GTP leases space on towers and rooftops to leading wireless communications providers, including AT&T, Verizon, Sprint, and T-Mobile. GTP was founded in 2002 and began operations in October 2003.

On September 6, 2013, American Tower Corporation announced the acquisition of Global Tower Partners. The acquisition of Global Tower Partners adds approximately 5,400 towers in the US, along with over 9,000 rooftop sites. The towers acquired from Global Tower Partners average a little less than two (2) tenants per tower, and, as result, have space for additional tenants to be located on those assets.

American Tower is now looking to secure the Global Tower Partners assets that they recently acquired and will do so by a steadfast effort to engage cell tower landlords to purchase their Global Tower Partners leases. They will structure these transactions as deal that will pay a property owner a lump sum in exchange of a for the grant to American Tower of all landlord rights under the lease and a grant of a long term easement to the tower company.
This transaction is beneficial to American Tower as it secures the cell tower that they just made a large capital investment and the revenue streams associated with that asset.

American Tower will promote the fact that they can relocate the tower site if a property owner does not play ball. The only way to understand if this can happen is to truly understand the value of the cell site to American Tower now and into the future.

True value of any buyout is not based upon what your current rent is, but on what the utility and value of that site is to the party leasing it.
