Rooftop Leases – Modifications/Upgrades

Property owners across the United States are receiving requests from wireless carriers, needing to modify or upgrade their existing equipment that is located on the property owner’s building or property. Companies like AT&T, Verizon, Sprint, and T-Mobile are extremely active with the need to add LTE antennas (Long Term Evolution) to keep up with the other industry players and to ultimately serve and expand their customer base.

You have or will be receiving a letter or some form of contact from one of the wireless carriers stating that they are wishing to perform routine maintenance or minor modifications, and explaining that the scope of the work is minor and within their rights under the terms of your existing lease agreement.

Property owners should not consent to any request for a modification to the equipment without understanding what real options and opportunities they have:

Understand What Is Being Installed: A landowner should request a site plan of not what is going to be installed, but how it is going to impact their property. Understanding what is being installed will not only assist you in understanding the potential impact on your property, but what the value of the proposed equipment will be to the wireless carrier requesting it.

Review Your Lease: We can review your rooftop lease and see what rights a wireless carrier has with respect to a proposed upgrade or other type of installation being requested. This review is not only limited to determining value, but determining the impact to you and your property.

What It Is Worth To The Wireless Carrier: Vertical Consultants can work to determine what the value of any proposed upgrade/installation will be to the wireless carrier and how to structure an agreement for a property owner to make sure that they receive real value for the carriers upgrade. Please note, if a wireless carrier offers a one-time payment for your approval, do not accept, it is a nominal payoff.

Vertical Consultants works with our clients to help them not only understand what their rights are regarding the proposed work that is being requested, but to determine what the true value of the wireless carriers’ equipment upgrades will be to them now and going forward. We have worked not only to get our clients additional rent for the upgrades being requested by the wireless carrier, but have worked to get them a better overall lease by making sure that their property is not negatively impacted by such proposed upgrades.

If you have been contacted by AT&T, Verizon, Sprint, T-Mobile, or any other wireless carrier, we would caution you before agreeing to anything being presented.

Contact us today, and we will review your lease and the proposed modifications to see what options you truly have and how to optimize those options.

Vertical Consultants is always open to providing you with not only references from clients we have assisted, but we will let you speak to them directly.
